Convenience and efficiency—perhaps these are the top two things that come to mind when the idea of living in a smart home is brought up.
With the pandemic paving the way for work-from-home and online learning setups at home, the coming together of our physical and virtual worlds has truly transformed our everyday lives. From being able to manage multimedia devices from our mobile phones to remotely accessing lighting, cooling, and heating systems from a single multi-function hub, the advantages of living within a “connected space” has now become boundless.
Throughout the past few years, smart home technologies have redefined the real estate market as more people gain access to various modern home technologies. Now, this type of flexibility will soon be enjoyed by Bacolodnons with ease with property giant Megaworld’s recent announcement of the 12-storey Herald Parksuites, its latest “smart condo tower” in the City of Smiles.
Bacolod’s first ‘smart home’ amenities
Launched by Megaworld as the fourth residential condo development inside its 34-hectare The Upper East, Herald Parksuites underscores the strong and continuing demand in Bacolod for residential properties in a township setting.
Herald Parksuites will offer 246 “smart home” units, with sizes ranging from Studio (up to 24 square meters); Studio with Balcony (up to 31.5 square meters); One-Bedroom with Balcony (up to 41 square meters); Executive One-Bedroom with Balcony (up to 54 square meters); One-Bedroom Loft with Lanai (up to 78 square meters); Two-Bedroom with Balcony (up to 79 square meters); and Two-Bedroom Loft with Lanai (up to 109 square meters).
Each unit will be equipped with wireless smart home system and devices with Wi-Fi router, video intercoms, as well as a standby power generator for a lighting fixture in the living area. All kitchens will have their own cooktop burners, with two-bedroom units having their own built-in ovens. Bedrooms and living rooms in loft-type units, meanwhile, will come with inverter split-type air-conditioning units.
“Taking inspiration from the posh apartments in New York City’s Upper East Side, this new residential tower will highlight Bacolod’s first ‘smart home’ amenities in a condominium with select loft units in generous layouts,” says Jennifer Palmares-Fong, vice president for sales and marketing, Megaworld Bacolod.
Plenty of options for living and play
Herald Parksuites will feature a central amenity floor that connects to the amenity floor of Two Regis, the adjacent tower where it will be built. The generous amenities include an adult pool and a children’s pool with bubblers, a pool lounge and a pool bar, lounge areas with sunbuns, shower rooms, reading nooks, children’s playground and daycare center, fitness center, function room with pantry and extended outdoor area, private dining room, game room, covered path walks, and Wi-Fi Internet access.
The residential tower will also have its own basement parking facility and the ground floor will have access to a retail arcade. In addition, it will also be highlighted by numerous green and sustainability features, such as low flow fixtures for water conservation, light sensors at hallways for energy conservation, use of building equipment with high energy efficiency ratings, and facilities like rainwater harvesting and re-use, as well as its own material recovery facility.
With the launch of Herald Parksuites, Megaworld now has an inventory of almost 1,000 residential condominium units in Bacolod City. In 2018, Megaworld launched its first residential tower, the 12-storey One Regis, and the following year, it launched its second tower, the 14-storey Two Regis. In 2020, the company also launched its third residential tower, the 14-storey One Manhattan.
Just recently, Megaworld formally opened the Upper East Avenue, the eight-lanemain avenue inside The Upper East. The one-kilometer avenue connects Lopez Jaena Street to Carlos Hilado Highway and is expected to help ease traffic congestion in Burgos Street.
In addition, construction has also started for No. 1 Upper East Avenue, the first BPO office tower development inside the township, while commercial developments will also begin construction soon. These activities form part of the P45-billion increased capital spending announced by Megaworld for its two Bacolod townships: The Upper East and the 50-hectare Northill Gateway in the boundary of Talisay City and Bacolod City.
